4 Things to Do Before You List Your Home for Sale

No, this isn't another article telling you to get your windows washed and declutter (though you should do both!). Addressing these four items before you come on the market will make the sales process smoother, faster, less stressful, and more profitable:

1. Close any open permits. If you've renovated, make sure that all permits are closed, and that you have proof. Open permits drag out the time it takes to close, so you're carrying the home for longer. That's money you could have avoided spending.

2. Gather together these documents. Your buyer's attorney will need to review the building's offering plan, amendments, and last two year's financials. If you or your agent can't locate copies, your building can replace them - but sometimes at a hefty charge.

3. Take care of little fixes. A stove burner that doesn't work or a window that barely opens might be little inconviences you've become used to. I've seen them become issues at the closing table. You don't want to have to leave money in escrow for repairs. Get them taken care of now.
